Confirmed 4 Nov 2026 · Capital A one-minute read
Google agreed to stand behind Anthropic's rent on a $19 billion Kentucky data centre lease.
On November 4 TeraWulf signed 3 credit support agreements with Google covering Anthropic's lease obligations at Hawesville, Kentucky. Caveat: no dollar figure for Google's support is disclosed.
Anthropic's compute deals rested on its own credit and its chip suppliers.
A rival lab's AA+ rated parent now backs the rent on Anthropic's buildings.
Why it matters
The backstop ends only once Anthropic holds investment grade ratings, which says plainly it does not hold them. Google's rating does the work instead, and cheaper debt follows. The lender's risk sits with Alphabet. A company that competes with Anthropic is helping finance the halls Anthropic will fill.
Established
- 3 Google credit support agreements were signed, one for each Hawesville building.
- TeraWulf puts the contracted Anthropic lease commitments at about $19 billion.
- Google may pay the rent and assume the lease after a default.
Not established
- The size of Google's exposure. No cap or fee is disclosed.
- That project debt is raised. No lender, amount or date exists.
- How large an equity interest Google could take in Raylan Data.

The record
TeraWulf Inc. filed a Form 8-K with a period of report of November 4, 2026, signed the same day by Stefanie C. Fleischmann, chief legal officer and corporate secretary. We read it at sec.gov with the press release filed as an exhibit. Under Item 1.01, TeraWulf, its subsidiaries Raylan Data LLC and Justified DataPower LLC, Anthropic, PBC and Google LLC entered into 3 Google Credit Support Agreements on November 4, one for each of buildings CB-1, CB-2 and CB-3 at the Justified Data Campus in Hawesville, Kentucky. Google agreed to backstop certain Anthropic obligations under leases Raylan signed in July 2026: a 20-year term over about 401 megawatts of critical information technology load. Each backstop begins on the commencement date of the final data hall under its lease and ends once Anthropic, or an affiliate guaranteeing the lease, achieves and holds certain investment grade credit ratings for at least 3 months. After a payment default or an Anthropic insolvency event, and on notice from Raylan, Google may pay the rent due and assume the lease, or in certain circumstances pay a termination fee that amortises over a defined term. Google may defer that choice for a specified period and pays all unpaid and accruing rent while it defers. On payment of the termination fee Google would be entitled to acquire an equity interest in Raylan. Under Item 8.01 Raylan and Anthropic amended the leases the same day. Exhibit 10.1 is a form of the agreement with schedules omitted. The press release, dated Easton, Maryland, November 4, puts the contracted Anthropic lease commitments at approximately $19 billion and announces a definitive engineering, procurement and construction agreement with Fluor Enterprises covering 3 buildings, building on a limited notice to proceed announced in March 2026, with open-book cost reporting and guaranteed maximum pricing still being established. Phased ready-for-service completions are expected from late 2027 through the second quarter of 2028. Alphabet's senior unsecured debt is rated AA+ by S&P Global Ratings and Aa2 by Moody's. Not established in either document: the amount of Google's exposure, the termination fee, the size of the equity interest, and the lenders.
How it got here
- Jul 2026
Raylan Data signs 20-year leases with Anthropic for about 401 megawatts of load at the Hawesville campus. Rent begins as each data hall is delivered.
- Mar 2026
TeraWulf announces a limited notice to proceed with Fluor Enterprises for the Justified buildings, the step this week's definitive agreement replaces.
- Oct 27
Broadcom tells the SEC it could owe $43 billion if a chip customer defaults, the same shape of third-party credit standing behind Anthropic. Edition 064.
- Nov 2
Anthropic's amended S-1 reports about $895.4 billion of purchase commitments and leases, and the acceleration threshold disclosure Edition 070 carded.
- Nov 4
3 Google credit support agreements are signed, the leases are amended, and the Fluor construction agreement is executed, all disclosed in one 8-K.
Project debt lenders, who now price Alphabet rather than Anthropic; the rating agencies; Alphabet shareholders, newly exposed to a competitor's rent; Anthropic, which pays its landlord's cost of capital; Broadcom, already carrying similar risk; Fluor; and every developer whose tenant has no rating.
What to watch
- Would strengthen itTeraWulf closes project debt for Justified citing the Google support, or another investment grade company backstops a frontier laboratory's lease or compute obligation, by June 30, 2027.
- Would weaken itAnthropic achieves investment grade ratings and the backstop terminates, or TeraWulf raises the Justified debt without the support, or discloses that the agreements lapsed, by December 31, 2027.
Why it weighs this much
Cost is medium: no money moves today, but Google has put its balance sheet behind a competitor's rent, and that is a real contingent exposure its auditors will carry. Commitment is high: 3 signed agreements, amended leases and a definitive construction contract, all disclosed in a filing signed by the chief legal officer. Reversibility is low, because the backstop runs until Anthropic earns ratings it does not have, and the lease term is 20 years. Persistence is years: the buildings are delivered through 2028 and the leases run decades past that.
The words
- Credit support agreement
- A promise by a third party to meet a tenant's payments if the tenant does not. Lenders then price the promise rather than the tenant.
- Investment grade
- A credit rating high enough that large lenders lend cheaply. The filing's own condition implies Anthropic does not hold one.
- Project debt
- Borrowing secured on one project's assets and income rather than on the whole company.
